Registration amount is Rs.51000/- (Rupees Fifty One Thousand Only)

What am I suppose to pay next & how much?

A.

Next amount is due when the apartment is allotted to successful applicants & you will need to pay 10% of the total cost of the apartment (after deducting/adjusting the registration amount).

How am I suppose to pay the rest installments?

A.

Balance of 85% amount can be paid in 12 equated quarterly installments spread over three year period or according to the Construction Linked Plan. 5% needs to be paid on possession.

By when will the money be refunded to non-successful applicants?

A.

All non-successful applicants shall be refunded back the booking amount within 15 days of holding of the draw of lots. However, if your name is in waiting list, you may opt to wait for 2 Years.

What if the company doesn't refund within 15 days of the draw of lot?

A.

If the company is not able to refund the amount in the aforesaid period, the company shall refund the said amount with simple interest at the rate of 15% per annum calculated for the period beyond 90 days from the closure of booking.

When will I get the possession?

A.

The possession of the flat will be given to the successful applicant within 3 years of Allotment.

Can I sell my apartment in secondary market after allotment?

A.

You can sell/ transfer the apartment at any stage after paying 20% of the flat cost and the transfer charges @ Rs. 50 per Sq.Ft.

Yes, selected banks are providing this facility up to 90% Loans on your home.

Can I book in other family member's name?

A.

Yes, you can book in other family member's name, however you or your spouse or your dependent children can file only one application in this project.

Will any successful applicant in any affordable housing project be eligible for future projects by U.P. Govt. or any other affordable housing schemes?

The eligibility for any future project will depend on the prevailing policies of the government at that time.

If an applicant surrenders his unit, will he be eligible to apply for other affordable projects?

A.

No, the applicant will not be allowed as he had been already allotted the property by the government but he chose to surrender it. The preference will be given to other applicants.

Can an applicant submit 2 applications in the same project under same name?

A.

No, an applicant can only submit one application in one project. Though he is entitled to apply in as many projects he wishes to.

Is it possible to withdraw application before the draw?

A.

No, the applicant cannot withdraw his application before the draw.

Does the applicant need to carry his acknowledgement at the venue of Draw?

A.

Yes, the applicant needs to carry his copy of acknowledgement to the venue as it is the official receipt of application.

What is the level of transparency of Draw?

A.

The Draw is completely transparent as it is conducted openly in presence of all applicants and certain high ranking state govt. officials and auditors (Third Party). The applicant can also take part in the entire process of draw. The entire event is video-graphed for transparency.

Will the draw be conducted collectively for all categories or separate for each category of apartment?

A.

The draw will be separate for each category. The categories can’t be merged at the time of draw.

If the draw does not take place in stipulated 90 days from last date of application, are the applicants eligible for any interest?

A.

Yes, the applicant is eligible for 10% interest on his booking amount for the duration exceeding 90 days.

How will the applicant come to know the result of the draw if he is unable to attend the event?

A.

The result of the draw will be published in the same newspapers in which the project was advertised for applications. The successful allottees will be informed personally by the developer via email and postal letters. Moreover, the result will also be declared on the project website.

In case of success in two draws, will the applicant be given a choice to retain both the flats?

No, the applicant has to choose any one apartment and surrender the other.

How many applicants will be in the waiting list?

A.

The developer will maintain a waiting list of 25% of the applicants for 2 years. If a wait-listed applicant wishes to withdraw from the list, he can withdraw and his booking amount will be refunded.

If a successful allottee fails to make payments in stipulated time, will he be given a grace period?

A.

Depending on the developer, a grace period can be given. If the applicant still fails to make the payment, his allotment stands cancelled.

What will be the quality of construction in such affordable housing projects?

The entire construction of the project will be monitored by the authorities and the developer is mandated to use predefined materials which are approved by the government. Therefore, the quality of construction will be superior.

Is GDA (Ghaziabad Development Authority) authorized body for Affordable Housing projects?

No, all affordable housing projects fall under the privy of Awas Bandhu, Government of Uttar Pardesh, Lucknow. However GDA approves the layouts of the project after the approvals are taken from the Govt. for affordable housing.
